Coastal builds with flood-zone elevation requirements sit toward the upper end. Land adds roughly 20 percent to the total project cost. How long does a ground-up build take in New Jersey?
Most custom new home builds take 10 to 14 months from permit approval to certificate of occupancy. We lock the design and budget before filing permits, which removes the two biggest causes of delay: late design changes and unresolved township approvals.
Do you help find land before building?
Yes. Our in-house real estate agent and network of mortgage, title, and legal professionals help you locate and assess a lot before you commit. We check zoning, setbacks, soil, utilities, and flood-zone status before you sign.
Who handles permits and township approvals?
We do, from filing to final inspection. NJ Uniform Construction Code permits, zoning and planning board approvals, and every municipal inspection. You are not chasing a township office. We are.
Can you build on a flood-zone lot in Ocean County?
Yes. As a new home construction company in Ocean County with direct coastal experience, we assess the flood designation at site review, design the foundation to code, and file permits from day one. Flood-zone conditions found mid-build are expensive. Finding them at site assessment costs nothing.
What does the NJ new home warranty cover?
Under the New Home Warranty and Builders’ Registration Act (NJSA 46:3B-1), every registered NJ builder must warrant their work for ten years, covering defects in materials, workmanship, and major systems. A state security fund backs it if the builder fails to perform. It applies to every home we build.
